This is one of four books on purchasing and managing real estate that we purchased.Although pricey due to availability in hardback only, for those such as us that are first time buyers of commercial real estate, the data, clarity of thought and information will likely prove very valuable. It is a quick read that provides the basic tenets of buying multi-family units.The financial elements are fairly simplistic; hence we purchased an additional book that delves into the intricacies of purchasing and financing multi-family units.

Of the three books I've read on investing in multi-family real estate, this is by far the best.The author does a good job of walking the reader through from start to finish the purchase of a representative property.In the appendix the author provides several very easy to understand and useful financial analysis templates which can easily be recreated in Excel or any other spreadsheet program.

I have never written a review on this site before. This book compelled me to do so. Mr Hamiltom breaks it down to the nitty gritty. He includes scripts, for prospecting, how to deal with FSBO's, even with no call. I have purchased many books on selling real estate but this is by far the best. Nextis "Keller's" book "TMREA". This book is newer and better in my opinion than the new D. Kennedy book.Newbie's or 3 year veteran buy it.

Some of the negative reviewers missed the main point that Stephen Pollan makes in "Die Broke": In an era of longer lifespans new financial strategies are required. The era of leaving a large inheritance is over. That money will be used, instead, to fund longer lives.

If the author believes one's "last check written should be to the undertaker, and it should bounce!" this is the way to do it. I think it's irresponsible to instruct people to spend what they make, but not overstep into debt. Yes, enjoy your hard earned money, give it away if you like when you are alive, but don't think for a minute you won't run out of resources before your last breath if you follow this book. Things I like about this book: I do like the notion of NOT retiring.I think people are "retiring" at an alarming rate in the prime of their productive lives, and for what? Also the idea of spending cash instead of using credit is excellent advice for the instant-gratification age we are in.

I bought this hoping for wise advice on financial matters. I instead found this book to be 200 pages of talk without substance. The points it makes (dont retire, quit work, die broke) are remade over and over in different ways without much of any intelligent argument as to why or how. I felt the book was not worth a read at all and was just a bunch of fluff to make up 200 pages. It was poorly organized as well with different subjects per each chapter. For example chap. 8 is "Accountants" through chapter 46 is a one page chapter on "Savings Accounts." I couldnt believe how many words were used that never said anything. Blah! ... Read more

This collection of twenty essays on retirement planning shifts the focus of much of the current literature from the accumulation of assets to their distribution. "Retirementality" - how we think about and live out retirement (Anthony) - is being redefined by a generation who are living years longer than their predecessors. Indeed, "longevity risk" is one of the central themes of this book. As defined benefit pension plans disappear and the viability of social security is debated, the net reality is that longer living retirees are left with fewer streams of guaranteed life-time income. Making that nest egg last is a challenge. Failure to do so is "the probability of ruin" - to use Milevsky's indelicate phrase.

I have completed this 40 day abundance plan, and the abundance is POURING in!Granted, I had a "knowingness"all along, and a very willing mind.I truly believe the SOURCE is within, and there is no lack...God's will for us is peace love joy happiness and all the other wonderful things we desire.For most of us, this also lies in material possessions.Once you release your fear of money and fear of scarcity and know that God truly does have "cattle on a thousand hills," and that Christ came so that we could have life, and have it "more abundantly," and that he will pour you out blessings so plentiful that they will be "pressed down and running over," then you will begin to receive these gifts.Price leads us through these meditations to help us get back this belief that all of us already know, but have forgotten because we buy into the "scarcity" mentality.We somehow forget that its all GOD's and so its all ours too, because we are His and He is OURS!

I love this book... have had it for years, and am now just getting into it... Price is clear on the idea that God is source and we are all one with God... plus the 40 days of meditations is a great way to ground in this realization.

I enjoyed reading the book.It's a good beginning book for someone who knows nothing about the real estate industry.It was well paced and did not ramble into other segments of real estate. It was unclear to me whether the models in the book were pricing labor AND materials, or just materials.The more help the beginner gets, the happier everyone is.Perhaps some consideration could be given to helping beginners with contractor issues?Contractors are very reliable, but so many people fail to realize the contractor may have many clients, or that contractors function best when given COMPLETE sets of wants and desires.Thanks for writing the book.It definitely addresses many issues for the uninformed.

This book is an entertaining read but there are large chunks of word by word identical passages with his other book "The Joy of Not Working". One book is a good read, reading both feels repetitive. Since this is the newer of the two, its the one I would recommend.
