Worth The Investment
This is one of four books on purchasing and managing real estate that we purchased.Although pricey due to availability in hardback only, for those such as us that are first time buyers of commercial real estate, the data, clarity of thought and information will likely prove very valuable. It is a quick read that provides the basic tenets of buying multi-family units.The financial elements are fairly simplistic; hence we purchased an additional book that delves into the intricacies of purchasing and financing multi-family units.

Best I've Found Thus Far
Of the three books I've read on investing in multi-family real estate, this is by far the best.The author does a good job of walking the reader through from start to finish the purchase of a representative property.In the appendix the author provides several very easy to understand and useful financial analysis templates which can easily be recreated in Excel or any other spreadsheet program.

The Real Estate Recipe: Make Millions by Buying Small Apartment Properties in Your Spare Time
I found the book to be a very concise (Nuts & Bolts) and logical approach to buying small apartment properties from someone who obviously knows the process. He gives you all the tools needed to anaylise, purchase, manage and project profits. The forms in the book are easily accessed at the publisher's website www.dnapress.com for downloading. Worth every penny and then some
I have gone through a few courses on Lease Options and Subject To's that cost hundreds of dollars.I found more and better information in this book then those courses.OMG i wish i found this book earlier since i flushed hundreds of dollars down the drain.
Arrived quickly.Easy to understand and apply!
I found this book extrememly helpful and my partner and I will be using this technique to start our real estate investments!

Solid foundation for building an investment business
Very well written giving a good overall explanation of how to use these techniques in real estate investing. In my opinion one needs further education in this business, but Wendy has done a fabulous job of giving someone enough "meat" that they can go out and at least get their feet wet.

Excellent Book
I bought this book before buying a house and it helped me a great deal, explained in detail the different types of mortgages and gave great advice.I recommend this book for anyone who wants to better understand the mortgage process.

WOW, Everything you need
I have never written a review on this site before. This book compelled me to do so. Mr Hamiltom breaks it down to the nitty gritty. He includes scripts, for prospecting, how to deal with FSBO's, even with no call. I have purchased many books on selling real estate but this is by far the best. Nextis "Keller's" book "TMREA". This book is newer and better in my opinion than the new D. Kennedy book.Newbie's or 3 year veteran buy it.

Just missing one thing....
Like just about all books out there about how to Attract Prosperity and Abundance into Your Life, these volume is missing the part about how to overcome internal resistance to success.

Straight to the point!
I love the straight to the point approach in this book. I have read tons of books on manifestation and this one puts all the concepts together in an excellent manner. I love re-reading it and applying certain parts of it. I have been getting money but do not know whether I should attribute it to my spiritual work. It seems like it just comes through regular channels. May be I just notice it more now. I will only be convinced if I make an extraordinarily large sum of money for myself. not very helpfull.....
I was a bit dissapointed with this book, it was pretty un-organized, didn't have very much usefull information pertainting to the real estate exam, and didn't seem very helpfull....

If you're taking the test you need this book!
This book is chocked full of info that you need.The chapters are laid out and explained really well.It helps you to understand the lessons that your going to school for alittle better by the way it explains them differently (especially the math!!!)

DO NOT PASS THIS BOOK UP!!!
I mean it when I say do not pass this book up.There is so much useful information about investing in money that we all should have learned before we got into the work force.I recommend he create a book for high school students that needs to mandatory reading.

A Requirement for Future Appraisers, Yes, BUT......
If you are planning on taking your local state appraiser's exam, you no doubt will be required to purchase this text.It is, for better or worse, a "standard" in the industry.Unfortunately, as a professional educator with 17 years college teaching experience, I can honestly say that this book is incredibly verbose, repetitive, and badly organized.This 600+ page tome could EASILY be reduced by 50% (or more) without losing ANY necessary/vital information.If you have ever had to read a book on managment or education, then you KNOW what I am saying here.For published works on real estate appraisal that are concise, to-the-point, and not mind-numbingly boring, look elsewhere........ ... The Classic Book on Value Investing
This is an excellent book on value investing and one any investor should find useful.It explores portfolio management and security analysis by one of the world's most successful investors.Over the twenty years from 1936 to 1956 Ben Graham's Graham-Newman Corp. beat the market by 2.5% per annum.He did this through a highly analytical approach utilizing his trail blazing concepts such as earnings power and margin of safety.

Excellent book probably the best in town!
Graham has been the teacher of most best gaining investors and this book shows you how to think about investing.
An Extended Meditation on Caution Before the Marketplace
Warren Buffett introduced this edition of The Intelligent Investor by remarking that when he first read the book as an undergrad he thought then that it was the best investment book ever written, and many years later, after Benjamin Graham had died, Mr. Buffett still thought that The Intelligent Investor was the best investment book ever written, even today.After reading this extended meditation on caution before the stock market, hot tips, and pseudo-quantitative information, I have to concur with Mr. Buffett's assessment.

Rethinking finances in light of longer lifespans
Some of the negative reviewers missed the main point that Stephen Pollan makes in "Die Broke": In an era of longer lifespans new financial strategies are required. The era of leaving a large inheritance is over. That money will be used, instead, to fund longer lives.
Interesting point of view
If the author believes one's "last check written should be to the undertaker, and it should bounce!" this is the way to do it. I think it's irresponsible to instruct people to spend what they make, but not overstep into debt. Yes, enjoy your hard earned money, give it away if you like when you are alive, but don't think for a minute you won't run out of resources before your last breath if you follow this book. Things I like about this book: I do like the notion of NOT retiring.I think people are "retiring" at an alarming rate in the prime of their productive lives, and for what? Also the idea of spending cash instead of using credit is excellent advice for the instant-gratification age we are in.

He talks a lot but doesnt say much
I bought this hoping for wise advice on financial matters. I instead found this book to be 200 pages of talk without substance. The points it makes (dont retire, quit work, die broke) are remade over and over in different ways without much of any intelligent argument as to why or how. I felt the book was not worth a read at all and was just a bunch of fluff to make up 200 pages. It was poorly organized as well with different subjects per each chapter. For example chap. 8 is "Accountants" through chapter 46 is a one page chapter on "Savings Accounts." I couldnt believe how many words were used that never said anything. Blah! ... Read more

An Important Book for Financial Advisers
This collection of twenty essays on retirement planning shifts the focus of much of the current literature from the accumulation of assets to their distribution. "Retirementality" - how we think about and live out retirement (Anthony) - is being redefined by a generation who are living years longer than their predecessors. Indeed, "longevity risk" is one of the central themes of this book. As defined benefit pension plans disappear and the viability of social security is debated, the net reality is that longer living retirees are left with fewer streams of guaranteed life-time income. Making that nest egg last is a challenge. Failure to do so is "the probability of ruin" - to use Milevsky's indelicate phrase.

Perfect book for those looking to start investing
I could'nt figure out all those tables in the Wall Street Journal before reading this book.I'm reading it twice because each page is chalk full of info.Buy if you want to start learning how money works. Great book

Not a guidebook, but great information
Don't let the title fool you! This is by no means an investment guidebook. It is a great introduction into the world of investing, and demonstrates the "ins and outs" of money in Layman's terms.
Great Guide for Beginners Like Me!
I haven't finished the whole guidebook, but this book is really informative. It contains quick and short histories of the financial market (ie. NYSE, NASDAQ, bonds, stocks, etc). Newbies like myself easily get confused on how the general financial system works, but this book helped a lot in understanding them (those covered in the book). Investors who are seeking readily available information about what stocks, or anything considered as "hot" in the current market, will be disappointed, so I wasn't surprised on how some "experts" rated this book as "less than helpful." ... Thinking of retirement
JK Lasser's Your Winning Retirement Plan was very informative.If you are thinking of retirement you may want to read this book first.I found it helpful, and more than ever realize that I need to hire a Financial Advisor, because this is a big step. My money is going to have to get me through my golden years, hopefully for a long time.

Mr. Hebeler was a practicing engineer and manager at Boeing for many years before he retired and his engineering mind with its attention to details shows through. Of significant note is his discussion of reverse dollar-cost averaging and his retirement autopilot method to provide a feedback mechanism. This really really works
Completely amazing little book.The author is wise, and spare in his words (thank heavens).This truly works!The only negative is that he is a bit dull....but I am still totally grateful to JR Price.

I have completed this 40 day abundance plan, and the abundance is POURING in!Granted, I had a "knowingness"all along, and a very willing mind.I truly believe the SOURCE is within, and there is no lack...God's will for us is peace love joy happiness and all the other wonderful things we desire.For most of us, this also lies in material possessions.Once you release your fear of money and fear of scarcity and know that God truly does have "cattle on a thousand hills," and that Christ came so that we could have life, and have it "more abundantly," and that he will pour you out blessings so plentiful that they will be "pressed down and running over," then you will begin to receive these gifts.Price leads us through these meditations to help us get back this belief that all of us already know, but have forgotten because we buy into the "scarcity" mentality.We somehow forget that its all GOD's and so its all ours too, because we are His and He is OURS!
What a Find!
I love this book... have had it for years, and am now just getting into it... Price is clear on the idea that God is source and we are all one with God... plus the 40 days of meditations is a great way to ground in this realization.

For the beginner in real estate
I enjoyed reading the book.It's a good beginning book for someone who knows nothing about the real estate industry.It was well paced and did not ramble into other segments of real estate. It was unclear to me whether the models in the book were pricing labor AND materials, or just materials.The more help the beginner gets, the happier everyone is.Perhaps some consideration could be given to helping beginners with contractor issues?Contractors are very reliable, but so many people fail to realize the contractor may have many clients, or that contractors function best when given COMPLETE sets of wants and desires.Thanks for writing the book.It definitely addresses many issues for the uninformed.

Be aware of duplicate material
This book is an entertaining read but there are large chunks of word by word identical passages with his other book "The Joy of Not Working". One book is a good read, reading both feels repetitive. Since this is the newer of the two, its the one I would recommend.
